Calgary's real estate market has certainly changed over the past couple of years, and if you're thinking about buying or selling, understanding what's happening right now is more important than ever.
After several years of strong price growth, limited inventory, and intense competition, we're seeing a more balanced market across much of the city. But there's an interesting twist: not every type of property is experiencing the same conditions.
A More Balanced Calgary Housing Market
According to the Calgary Real Estate Board (CREB), September 2026 recorded 1,650 home sales, with the overall residential benchmark price sitting at $566,700.
That's nearly 1% lower than the same time last year.
While that might not sound like a significant change, the bigger story is the amount of choice buyers now have.
Inventory levels have increased, giving buyers more opportunities to compare properties, negotiate, and make decisions without the pressure we saw during the height of Calgary's housing boom.
Detached Homes Are Holding Their Own
One interesting trend is the difference between detached homes and condominiums.
Detached homes continue to perform relatively well, particularly in established neighbourhoods where inventory remains limited.
Meanwhile, apartments and townhomes are facing more competition, partly because of the significant amount of new construction completed over the past few years.
September's benchmark prices tell the story:
Detached homes: Relatively stable, approximately 1% lower year over year.
Apartment condos: More than 8% lower year over year.
Row homes: Nearly 6% lower year over year.
These differences make it especially important to understand your specific neighbourhood and property type.
What Does This Mean for Sellers?
If you're selling your home this fall, pricing is everything.
Buyers have more options, and they're taking their time comparing properties.
Homes that are priced appropriately and presented well are still attracting attention. However, properties priced above current market expectations can sit longer.
The strategy that worked in 2022 or 2023 might not work today.
What Does This Mean for Buyers?
For buyers, the current market presents some opportunities we haven't seen in several years.
There's generally more time to evaluate properties, and depending on the property type and neighbourhood, there may be additional room to negotiate.
That doesn't mean every seller is desperate to sell or that every home is a bargain.
It simply means buyers can approach the market with a little more confidence and less pressure.
The Bottom Line
Calgary remains a desirable place to live, but the real estate market is becoming more selective.
Whether you're buying or selling, understanding the conditions in your particular neighborhood is far more useful than relying on citywide headlines.
